Five projects set to be sleeper hits

Tyler Lebens / Realestate Share:

You see the headlines one morning saying that a real estate project has made millions, or a certain stock has quadrupled in value. If only I could travel back in time and invest, you think, you would be raking in returns.

Hindsight is 20-20, as they say. And in this time of breakneck growth in the Kingdom’s property sector, some projects are flying under the radar.

Luckily, Realestate.com.kh has a mission to spread knowledge and awareness in the marketplace. After all, it was billionaire investor Warren Buffett who said, “risk comes from not knowing what you’re doing”.

So, here are the top five projects in Cambodia that are set to skyrocket in the second half of 2019:

Lingnan Garden

An increasing number of projects in the city are focusing on green space and sustainability. Lingnan Garden falls squarely into that category. In Dangkor district just a stone’s throw from the river, Lingnan Garden is set for handover next year.

Amazingly, over 30% of the space at this complex is devoted to gardens, trees and plant life. In a city like Phnom Penh, which suffers from lack of nature, this is a key element. For less than $150,000 a unit at Lingnan Garden can already be yours.

Baoli Mansion

They say the three most important factors in real estate are location, location and location. Jokes aside, Baoli Mansion is one of the most well-placed new projects, being located just off Russian Boulevard and across Monivong Boulevard from Central Market.

If you’re a city dweller on the move, this is probably the best bet for you. What’s more, as prices rise in the CBD, this place is in line for a huge jump in value. Units here can be had for just over $100,000

Prince Golden Bay

Sihanoukville is set to host some of the biggest mixed-use developments in the country. Unsurprisingly, many of these are catered towards international buyers and offer amenities you’d want in a holiday home.

This project, just off the famous Sokha Beach, is set for completion later this year. But you can already snag a unit hear for just over $100,000. Remember, over the past few years land plots in the area have more than doubled in price. How fast will a luxury residence grow?

The Peninsula

Coming right off a huge win at PropertyGuru’s Cambodia Property Awards, The Peninsula is set to be one of the most luxurious living complexes in the capital. It now holds titles for both best interior design and architectural design.

Located in Chroy Changvar, the project boasts one of the biggest catalogues of common facilities of any residence in the country. Pool, sun deck, jacuzzi, sky garden and playground? Yes, it’s got all of that. But it’s also got a sauna, juice bar, clubhouse, and movie theatre. And the price is even more enticing. Units are starting at just a hair over $110,000.

Prince Tian Xi Wan

Finally, if you really want to get in on the ground floor of what is set to be a blockbuster project, look no further. Prince Tian Xi Wan is set to be Prince’s flagship property in Sihanoukville. Located right off Victory Beach, this project will be truly massive and feature everything from hotels and condos to duty-free shops and even an IMAX cinema.

Set for completion in 2023, Prince Tian Xi Wan is for those who want to put their money down early and reap the rewards for years to come.
